The challenge

A large multi-tenant campus had the spaces and the tenants, but no consistent rhythm of activity to bring the community together or make the shared amenities feel alive day to day.

What we did

  • Built a recurring calendar of campus-wide tenant events tied to the existing amenity spaces.
  • Programmed with a hospitality-first mindset, treating tenants as guests rather than occupants.
  • Created reasons for people to gather, turning underused shared areas into the social center of the campus.

The challenge

An on-site fitness amenity existed, but engagement was low. For many employees, exercise was not a habit, and the space was not yet a reason to show up.

What we did

  • Led a group fitness program, including a 5K running group, that gave employees a shared reason to use the space.
  • Focused on encouragement and consistency so participation became a habit, not a one-time event.
  • Turned a static amenity into an ongoing engagement and wellbeing driver.
